UAE Golden Visa Through Property Investment: 2026 Rules

Updated · Property Demand

Investing AED 2 million or more in UAE property can qualify you for a renewable 10-year Golden Visa, with no local sponsor needed.

The AED 2 million threshold

Your property, or several properties combined, must be worth at least AED 2 million. Eligibility is based on the property's registered value, not just your down payment.

Mortgaged property now qualifies

Under current rules, a mortgaged property can qualify as long as its value is AED 2 million or more. You will need a No Objection Certificate (NOC) from your bank. Earlier rules required a large cash amount to be paid off first; this requirement was relaxed.

Off-plan property

Off-plan property can count once the purchase is registered and the developer confirms at least AED 2 million has been paid toward the price.

Benefits of the Golden Visa

  • 10-year residency, renewable
  • No employer or local sponsor required
  • Family members can be sponsored
  • No minimum stay in the UAE to keep the visa valid

How to apply

Applications for Dubai property investors are made through the Dubai Land Department and the General Directorate of Residency and Foreigners Affairs (GDRFA). Typical documents are your passport, title deed or Oqood certificate, property valuation, bank NOC if mortgaged, and a health insurance policy.
