Dubai Mortgage Guide for Expats: How Much Can You Borrow? (2026)

Updated · Property Demand

UAE banks lend to expat residents and many non-residents, within loan-to-value (LTV) limits set by the UAE Central Bank.

Loan-to-value limits for expats

  • First home under AED 5 million: up to 80% (20% minimum down payment)
  • First home AED 5 million or more: up to 65%
  • Second or investment property: up to 60%
  • Off-plan: most banks cap at around 50%
  • Non-residents: typically 50% to 60%

UAE nationals can borrow slightly more: 80% under AED 5 million, 70% above, and 65% on additional properties.

Remember the fees are not financed

Your down payment must be paid in cash, plus about 6% to 8% for fees (DLD 4%, agent, trustee and mortgage registration). See our buying costs guide.

What banks look at

  • Income and employment (salary certificate or business accounts)
  • Debt burden ratio: total monthly debt repayments are generally capped at 50% of income
  • Credit history (Al Etihad Credit Bureau score for residents)
  • Age, as loans must usually end by retirement age

Fixed or variable rate?

Most Dubai mortgages offer an initial fixed period of one to five years, then switch to a variable rate linked to EIBOR. Compare the follow-on rate and early settlement fees, not just the headline rate.
