How to Buy Property in Dubai as a Foreigner (2026 Guide)
Updated · Property Demand
Foreigners can buy, own and sell property in Dubai's designated freehold areas with full ownership rights, whether or not they live in the UAE. This guide walks through the process from search to title deed.
Who can buy property in Dubai?
Anyone over 21, of any nationality, can buy freehold property in Dubai's designated freehold zones. You do not need to be a UAE resident, and you can buy in your own name or through certain company structures. Freehold areas include Dubai Marina, Downtown Dubai, Palm Jumeirah, Business Bay, Jumeirah Village Circle (JVC), Dubai Hills Estate, Jumeirah Lake Towers, Dubai Creek Harbour and many newer communities.
The buying process, step by step
- Set your budget including about 7% to 8% on top of the price for fees (see our buying costs guide).
- Get mortgage pre-approval if you are financing. Expat residents can usually borrow up to 80% on a first home under AED 5 million.
- Choose a RERA-registered agent and check that each advert shows a valid DLD advertising permit (Trakheesi) number.
- Agree the price and sign Form F, the standard memorandum of understanding (MOU) between buyer and seller. A deposit of around 10% is commonly held.
- Get the developer's No Objection Certificate (NOC), confirming the seller has no outstanding service charges.
- Transfer at a Dubai Land Department trustee office. You pay the balance, the DLD transfer fee is settled, and the new title deed is issued in your name, usually the same day.
Documents you will need
- Valid passport (Emirates ID as well if you are a UAE resident)
- Signed Form F (MOU)
- Proof of funds or mortgage offer
- Manager's cheques or transfer for the balance and fees
Can buying property get me a UAE visa?
Yes. Property worth AED 2 million or more can qualify you for the 10-year UAE Golden Visa, and mortgaged or off-plan property can count. Lower-value property may qualify for a shorter investor visa. See our Golden Visa guide.
Ready property or off-plan?
Ready property can be rented out or lived in immediately. Off-plan property is bought from a developer before completion, usually with staged payment plans and payments protected in an escrow account. Read our off-plan guide for the risks and checks.
